Deutsches Haus HCMC marks milestone in Vietnam-Germany relations

Vietnam Economic News’ My Phung spoke with Horst Geicke, Chairman and CEO of Deutsches Haus Ho Chi Minh City Stadt Ltd., the investor in Deutsches Haus, to learn more about the project and its significance. Geicke, who has lived and worked in Vietnam for 15 years, hopes the project will attain a greater international profile at the upcoming APK 2014.

The “Deutsches Haus” project was agreed upon by Vietnamese Prime Minister Nguyen Tan Dung and Angela Merkel, Chancellor of the Federal Republic of Germany during the latter’s 2011 visit to Vietnam. The project was part of elevating bilateral ties to the level of strategic partnership, and as such, Deutsches Haus is seen as an important contributor to strengthening cooperation between both nations.

As the investor, could you tell us about the advantages and difficulties you have experienced in preparing for this huge project?

Given the political will and positivity displayed by both countries for developing Deutsches Haus as soon as possible, we haven’t faced any major obstacles or difficulties in the licensing process. The Ho Chi Minh City People’s Committee has provided the land-use rights of this project to the Federal Republic of Germany for 99 years with an option for another 99 years. We are very happy now that we can finally start construction after having been granted the construction permit by the Department of Construction in Ho Chi Minh City.

We are proud to be the investor of this meaningful project, having won it in a field of bidders from many countries in Europe. Our best financial and architectural design-package for this iconic building in the heart of Ho Chi Minh City captured the interest of and met the criteria set by the German and Vietnamese governments.

We will work together with international organizations in Vietnam, ASEAN (the Association of Southeast Asian Nations) and Germany, the German and Vietnamese governments, the Ho Chi Minh City People’s Committee and the Consulate General of the Federal Republic of Germany for the sustained success of Deutsches Haus.

Could you elaborate a bit on the prominence and specialty of this building?

Deutsches Haus  is a pioneering premium grade office tower strategically located on the corner of Le Duan Street and Le Van Huu Street in the heart of Ho Chi Minh City. The 102 meters high, 25-storey building consists of almost 30,000 net square meters of prime office real estate, and is expected to be completed in the third quarter of 2017.

Deutsches Haus  will have all modern state-of-the-art facilities and services one would expect from a centrally-located premium grade office building.

 The building will be home to the Consulate General of the Federal Republic of Germany and other German institutions, making it a central destination for German companies doing business in Vietnam and ASEAN. As such, it will also promote German and Vietnamese relations.

Modern German technology, coupled with a high degree of sustainability, will provide innovative commercial office space of exceptional quality.

Deutsches Haus is designed by award-winning and world renowned architects GMP from Germany, and MACE will manage the project and its construction. Other consultants include well-known corporations like LangdonSeah, Indochine Engineering, WSP, Frontier, Odyssey Resource Limited, Halo, Bauer and Drees & Sommer - all global and leading operators in their respective areas.

How has the private sector, including German companies in Vietnam, responded to this project?

So far, the feedback we have received from German and multi-national European companies present in Vietnam is one of very high interests.

Companies intending to become a Deutsches Haus tenant are aware that a premium Grade A+ office in such a superb location in the heart of Ho Chi Minh City with all its facilities and services offers fantastic value. The building reduces the costs of energy for tenants significantly with its high energy-efficiency features like the double glass facade.

We might consider offering greater benefits to companies who make early and long-term lease commitments.

As the investor, what are your expectations from this project?

The first expectation is that we will have a smooth development and construction phase and that the building will be successfully completed in the third quarter of 2017. Secondly, we hope that the Deutsches Haus brand and building will become a prime destination for German and central European business and institutions doing business in Vietnam and ASEAN, ensuring the highest degree of occupancy. Thirdly, we expect that Deutsches Haus as an icon will attract more German and central European investment to Vietnam and ASEAN. Our fourth expectation is that Deutsches Haus will become a rendezvous for business and cultural meetings and a communication and exchange platform that will foster multifaceted relations between Germany and Vietnam.    

We believe that once the project starts, it will become a “lighthouse” that guides German and Central European companies to Vietnam and the larger ASEAN community.
