Most energy-efficient and green office building development: A beacon of Vietnamese-German friendship

(VEN) - Deutsches Haus in Ho Chi Minh City, touted to become one of the most environmentally-friendly, sustainable office-buildings in Southeast Asia, is a powerful and practical symbol of the importance Germany attaches to its relationship with Vietnam, Horst Geicke, Chairman and CEO of Deutsches Haus Ho Chi Minh City Stadt Ltd., told Vietnam Economic News’ reporter Nguyen Phung.

Deutsches Haus Ho Chi Minh Stadt is expected to be a prime and unique destination in Ho Chi Minh City. What makes it stand apart from other premium office buildings?

Deutsches Haus presents itself to the city as a very transparent and inviting building with a very energy-effective design to assure low energy consumption through the use of ecological building materials, combined with the latest German technologies, and coupled with a high degree of sustainability, including the installation of photovoltaic equipment and panels to generate renewable energy.  

One of the key features is the double façade which reflects the latest in German technology. It is a first in Vietnam and South East Asia and serves to emphasize an energy-saving structure adapted to the climatic conditions of Vietnam.

Consequently, Deutsches Haus aims to be the premier green office building in Ho Chi Minh City, aiming for the LEED Gold or LEED Platinum certification (Leadership in Energy and Environmental Design) and DGNB Silver certification, the German equivalent.

Already today, the Federal Ministry of Economic Affairs and Energy in Germany has recognized Deutsches Haus in Ho Chi Minh City as the only building worldwide with the “Energy Efficiency - Made in Germany” distinction.

In addition, Deutsches Haus in Ho Chi Minh City will set a new benchmark and standard in Vietnam in terms of “Wellness” for tenants and their employees, creating value for different workspaces.   
In the future, performance will be measured in terms of collaboration, innovation and presence, enabled by technology. Employees will then see the built environment as an extension of their home and social lives, allowing them to work any place, anytime and anywhere. Their wellbeing will be front and center for both employers and employees, driving growth and loyalty respectively. 

The official ground breaking ceremony was held last October. Can you share with us some of the construction milestones?

Following the successful completion of the foundation in March 2015 by Bauer Vietnam Ltd., the Hoa Binh Corporation, our appointed basement contractor, has successfully completed construction using a semi top-down method.

By the end of November 2015 (within six months), the 22-meter deep, 4-level basement had been completed to create 13,764 square meters of parking with flexible capacity for approximately 179 cars and 1,171 motorbikes.

We have since appointed the Hoa Binh Corporation as our main contractor, REE M+E as MEP-contractor and Yuanda as façade-constructor for the 25-storey, 107-meter high superstructure. We expect to have the top-out ceremony of Deutsches Haus in October/November 2016, while the opening and full operation of the building is scheduled, at the latest, to happen on August 1, 2017.

Deutsches Haus Ho Chi Minh Stadt has been said to be a lighthouse project for Germany in Vietnam. What role will the project play in the strategic partnership between the two countries?

Indeed, one of the most important projects of the “Declaration of Hanoi” signed by German Chancellor Dr. Angela Merkel and Vietnamese Prime Minister Nguyen Tan Dung in September 2011 for the strategic partnership between Vietnam and Germany is the development of Deutsches Haus in Ho Chi Minh City.

The lighthouse project symbolizes not only the strategic partnership and friendship between the Socialist Republic of Vietnam and the Federal Republic of Germany, but also demonstrates the commitment of the Federal Republic of Germany. It signifies that Vietnam has become for Germany one of the most important countries and partners today, and much more so in the future within the ASEAN region.

You accompanied Vietnamese President Truong Tan Sang on his first state visit to Germany in November 2015. Did you get a sense that it would lead to more German and European businesses wanting to lease space in Deutsches Haus?

The state visit of the President of the Socialist Republic of Vietnam, H.E Truong Tan Sang, showed that we have excellent political support from the leaders of both countries. It also showed that there was great interest from German and Central European businesses.   

I have no doubt that Deutsches Haus Ho Chi Minh Stadt in the heart of Ho Chi Minh City will be the ultimate place to be for doing business with ASEAN and Vietnam for German and Central European headquartered companies and institutions.

It will also be an ideal trading platform for Vietnamese companies doing business with Germany and the European Union. In December 2015 we witnessed Vietnam and the EU signing not only the EU-Vietnam Free Trade Agreement (EVFTA), but the Trans-Pacific Partnership Agreement (TPP). These two very important free trade agreements will be a very beneficial game changer for Vietnam in significantly boosting trade and investment.
